2-room house in a top location
This home is a real gem in the Caribbean. It is solidly built over the water from a local tropical hardwood (nispero) and has 3 bedrooms and a large porch that runs around the entire house. The house is being sold furnished and is equipped with modern kitchen appliances, an outback solar system and hot water. The table and the chairs are made of teak. The house is connected to the 5692m2 of land belonging to the property via a footbridge. The house and property can only be reached by water, a hard-shell panga boat with a 45 hp engine is included in the purchase price. The ownership of the property is ROP (Right of Possession), with very solid papers and a 90-year license, so your property is well secured. The construction of the house was carried out via a so-called over-the-water concession, which allowed the house to be built over the water. This concession also allows you to build additional buildings over the water along the 130m coastline of the property up to a distance of about 35m from the shore.
The lower floor extends over an area of approximately 88m2. The house has a large open kitchen with a large refrigerator and a dining table. The living space here is about 60m2. The floor on this level does not extend over the entire area, but is cut out above the dining-living area on the first floor. From the railing on the upper floor you can look down into the kitchen. There is a lockable storage chamber under the sloping roof.
The house is currently being rented out very successfully as a holiday home. The daily rent is over 200$, the monthly rent a little under 4000$ in the high season. The owner includes in this price a daily trip to the village, which is carried out by the caretaker, who is responsible for the maintenance of the house. The caretaker lives in a wooden house on the 5000m2 property, which is partly overgrown by mangroves and partly under water at high tide. For the realization of any building projects on the property, it would have to be heaped up / drained accordingly, or built on stilts. The main house is connected to the property via a 35 meter long walkway.
In addition to the property, other construction projects can also be carried out using the water concession. Houses over the water have a special charm, a lot of privacy and convey an extra portion of paradise feeling, which is reflected in the success and achievable rental price of the B & Bs over the water.
Starfish Beach, with its beautiful, gently sloping sandy beach, numerous starfish and very calm water can be reached by boat in a 15-minute drive, while the drive to Bocas Town is only 8 minutes. In contrast to the seclusion and tranquility of this property, Bocas Town offers numerous supermarkets, nightlife options, restaurants and bars.
